The route is studied before the climb. Every property is surveyed, documented and costed at handover, so the first month of management is not the first month of discovery.
Written response times and exact figures. Not “shortly”, not “as soon as possible” — within one business day, and an update every three business days on anything still open.
The promise holds every month. Statements land on the same date, compliance renewals are diarised a quarter ahead, and our own service levels are audited monthly.
Problems are worked until resolved — not closed when the contractor is booked. An issue stays on your portal, and on our board, until the property is right again.
Each wave refines the next. What we learn on one building becomes the standing instruction on the next one — which is why the sixtieth handover runs better than the first.
The live portal shows the true state of the property — works in progress, documents, statements, arrears. No chasing, no “let me check and come back to you”.
Same-day contact on anything raised, and an update every three business days while an issue is open — including the updates that say nothing has changed yet.
Response times published in writing and audited monthly. If we miss one, it appears in your report before you notice it — with the reason and the fix.
