Lettings &
tenancy management

Getting the property let is the easy half. Keeping it let, on the right terms, with a tenant who looks after it — that is the work that pays for itself over a five-year hold.

Marketing & referencing

Priced against live comparables in the same building, not the same postcode. Full referencing and right-to-rent checks before offer acceptance.

Tenancy & deposit

AST drafted, deposit protected inside the statutory window, prescribed information served — and evidenced in your portal.

Renewals & rent review

A recommendation with market evidence 90 days before expiry, so a renewal is a decision rather than a scramble.

Maintenance &
compliance

Compliance is the part of UK letting that quietly becomes expensive. We diarise every certificate a quarter ahead of expiry and treat the deadline as ours, not yours.

Safety certification

Gas safety (CP12), EICR, EPC, smoke and carbon-monoxide alarms — booked ahead of expiry, filed to the portal on completion.

Reactive works

Vetted contractors, quoted before instruction above an agreed threshold. Same-day contact, three-business-day updates until closed.

Planned works

A condition view of the unit each year, so redecoration and appliance replacement are budgeted rather than discovered.

Building & managing agent liaison

Service charge queries, building defects and estate issues taken up on your behalf. You should never have to email a managing agent.

Owner reporting &
statements

The monthly statement is the document most owners actually judge a manager on. Ours arrives on the same date every month, itemised to the line, with the evidence attached.

Monthly statement

Fixed date, itemised, with receipts attached. Net-to-owner is the last line, every time.

Annual pack

A year-end summary your accountant can file without asking us for anything. We coordinate on tax — we never advise on it.

SLA audit

Our published response times are measured monthly. Misses appear in your report with the reason and the fix.

Onboarding
& handover

The route is studied before the climb. By the time a tenant moves in, we already hold the survey, the inventory, the utilities, the warranties and the compliance calendar.

Pre-completion & snagging

Inspection against the developer's specification, defects logged and pursued through the warranty period — with Crestcare UK where the scheme is one of ours.

Inventory & utilities

Photographic inventory, meter readings, council tax and utility accounts opened in the correct name from day one.

Furnishing & fit-out

Specified to the rental market the building actually serves, on a fixed schedule you approve before anything is ordered.

Migration from another agent

Tenancy files, deposits, certificates and standing orders transferred — with a written letter to the tenant so nothing lands as a surprise.

05 — Boundaries

What we don't do.

We coordinate. We don't advise.

On tax and legal matters we will introduce you to a specialist, hold the documents and chase the deadline. We will not tell you what to do — and any manager who does should worry you.

No guaranteed returns.

We publish response times, not yields. Rent is a market outcome; the service level is the only thing we control, so it is the only thing we promise.
